What it is

Understanding wall tie replacement

Wall ties are the metal ties that hold the two leaves of a cavity wall together. Older ties corrode and expand, which lifts the brickwork and shows as horizontal cracking along the mortar courses. We survey the cavity with a borescope, then install replacement ties to BS 1243 and isolate the old ones.

How it works

Survey first, then stabilise

Wall tie failure is confirmed from inside the cavity before any ties are replaced.

    Borescope survey

    A small camera is fed into the cavity to check the condition of the existing ties and confirm corrosion, without opening the wall up.

  2. 02

    Written findings

    You get a written report with the survey findings, suitable for lenders and surveyors, and a fixed price for the remedial work.

  3. 03

    Replacement ties installed

    Stainless steel replacement ties are installed to BS 1243 and the corroded ties are isolated so expansion stops.

  4. 04

    Making good

    Cracks are stitched and mortar courses repointed where needed, leaving the brickwork stable and tidy.
